Percide is not a generic mould spray, and it is not interchangeable with Biosan II or Mould Exterminator because they share a brand. Restoration and carpet-cleaning vans that treat those three Actichem chemicals as one bottle end up with the wrong chemistry on the wrong surface — chlorine on fabric, a concentrate used as if it were ready-to-use, or a peroxide job where the work order needed a structural mouldicide.

Three Actichem chemicals, three jobs

The brand page names Percide, Biosan II and Mould Exterminator as high-use products. They sit in the same aisle. They are not the same product.
Percide is listed as a peroxide-based disinfectant for biological contaminants and mould, with a ready-to-use option and a listed mix with booster.
Biosan II on the ranking product page is Actichem BioSan II Concentrate — a concentrated hospital-grade disinfectant and micro-organism decontaminant in 5 L and 20 L. That page is not the ready-to-use spray.
Mould Exterminator is listed as a ready-to-use chlorine-based mouldicide and stain remover for porous and hard surfaces, with an explicit “not suitable” for carpets, fabrics or sensitive surfaces.
If you only stock one of them for mould”, you will either damage a finish you cannot hand back, or spend a day with the wrong disinfectant class. Stock by job, not by the word mould on the label.

The Percide page does not list carpet, fabric or wool as a use, and it does not list them as excluded either. If the fibre in front of you is not on the label, do not assume it is a carpet chemical. Percide is the peroxide job. It is not the chlorine structural mouldicide.
Biosan II: hospital-grade concentrate, not the RTU bottle
Biosan II is the ranking URL for this comparison. The live page title is Actichem BioSan II Concentrate. The product is a professional concentrated hospital-grade disinfectant and micro-organism decontaminant. Pack sizes listed: 5 L and 20 L. Family SKU: ACT-FAMILY-BIOSAN. The page points to the current Actichem AP439 BioSan II safety data sheet.
That is the use picture on the ranking page. It does not publish a dilution rate, a pH, a fragrance, a TGA number, a mould-kill claim, or a fabric-safe claim. Do not invent them. The page says to follow the current product label and safety data sheet for dilution, application, contact time, surface compatibility and personal protective equipment.
Concentrate is not the RTU listing
The ranking page states this is the concentrated BioSan II product, not the ready-to-use spray or disinfectant wipes. Restoration Warehouse also has a separate Actichem BioSan II RTU Disinfectant listing. Live pages treat those as different SKUs: concentrate in 5 L and 20 L versus a ready-to-use option in 750 mL and 5 L. This article uses the ranking concentrate page as the Biosan II CTA. Do not order concentrate as if it were a trigger bottle.
Buy Biosan II concentrate when the work order is hospital-grade disinfection and micro-organism decontamination, you will mix from a 5 L or 20 L drum, and you will take the dilution from the label and SDS. It is not a chlorine mouldicide, and it is not a carpet extraction detergent. The ranking page does not list carpet cleaning as a use.
Mould Exterminator: chlorine mouldicide for structure, not carpet
Mould Exterminator is the listing to open when the job is structural mould and stain on hard and porous building surfaces, and you need a ready-to-use chlorine mouldicide.

The same listing is explicit on what it is not: not suitable for carpets, fabrics, or sensitive surfaces. Carpet-cleaning trades should keep this drum off the pile. Uninhabited buildings, strip-outs, roofs and external walls are the listed environment. Do not mix this chlorine product with Percide, Biosan II or any other chemical to “make it stronger”.

Use the work order and the surface, then open the matching listing.
Reach for Percide when you need a peroxide disinfectant for biological waste, mould-affected surfaces listed for sanitisation and mould kill, or high-touch disinfection with a TGA-listed product and a listed pH of 5.56. Use it neat as the ready-to-use liquid, or mix 9:1 with booster only as the Percide page states.
Reach for Biosan II concentrate when you need a hospital-grade disinfectant and micro-organism decontaminant in bulk, and you will dilute from the 5 L or 20 L concentrate per the label and AP439 SDS. Do not use this ranking SKU as a ready-to-use spray.
Reach for Mould Exterminator when the job is mould, fungi and stain on masonry, stone, sub-floors, roofs, external walls, pathways, uninhabited structures or strip-outs, and you want a ready-to-use chlorine mouldicide with the listed dwell times. Do not put it on carpets, fabrics or sensitive surfaces.
Do not swap them because all three sit in the Actichem mould and disinfection aisle. Percide is peroxide. Biosan II concentrate is a hospital-grade disinfectant you mix. Mould Exterminator is alkaline chlorine (pH 11.2–11.8) marked Dangerous on the listing. Wrong bottle is a callback, a damaged finish, or an SDS incident.
A disinfectant listing is not a clearance certificate. Mould Exterminators dwell times are on that product page; Percide and Biosan II concentrate do not publish contact times on their ranking listings — take those from the label and SDS.

Ignore lifestyle copy. Check the live product page and the SDS.
Chemistry class. Peroxide (Percide), hospital-grade concentrate (Biosan II), chlorine mouldicide (Mould Exterminator). If you cannot name the class, do not open the drum.
Ready-to-use vs concentrate. Percide is listed ready-to-use or mixed 9:1 with booster. Mould Exterminator is ready-to-use, no dilution. Biosan II on the ranking URL is concentrate only.
Surface. Mould Exterminator lists porous and hard building surfaces and excludes carpets, fabrics and sensitive surfaces. Percide lists biological waste, mould-affected surfaces and general sanitisation. Biosan II concentrate tells you to take surface compatibility from the label and SDS.
